A lender will usually ask for:

  • Photo ID and your Social Security number or ITIN
  • Pay stubs from the last 30 days
  • W-2s and tax returns from the last 2 years
  • Bank statements from the last 2 months
  • 2 years of employment history
  • If self-employed: 2 years of business returns and a profit and loss statement
  • A gift letter if family is helping with your down payment

Not all lenders are the same. Rates, fees, and service vary a lot. I’ll gladly recommend a lending expert I’ve worked with in the past, including lenders who work with ITIN borrowers.

Tip: don’t open new credit or finance a car while you’re buying.

Know Your Costs

  • Inspection: usually a few hundred dollars.
  • Attorney: in Illinois, buyers hire their own real estate attorney.

First-Time Buyer FAQs

How much money do I need to buy my first home?

It depends on the price and loan type, but plan for your down payment, earnest money, closing costs, and inspection. With a low down payment loan, many buyers need far less than they expect. A lender can give you exact numbers once you’re pre-approved.

What credit score do I need?

FHA loans generally allow scores as low as 580 with 3.5% down, and most conventional loans start around 620. Higher scores usually mean better rates. If your credit needs work, a lender can suggest steps to improve it.

Can I buy a home with an ITIN?

Yes. ITIN mortgage programs let buyers without a Social Security number buy a home. They usually require a larger down payment than FHA or conventional loans. I work with ITIN buyers and can connect you with lenders who offer these loans.

How long does it take to buy a home?

Getting pre-approved can take a few days. Finding the right home can take anywhere from a few weeks to a few months. Once your offer is accepted, closing usually takes about 30 to 45 days.

Do you work with buyers in Spanish?

Yes. I’m bilingual and can guide you through every step in English or Spanish.
